Renovating Ranches Villas the Right Way

Arabian Ranches launched in 2004, and that is exactly why it has become one of the busiest renovation markets in Dubai. The build quality was good, the plots are generous, and the location still works — but the kitchens, bathrooms, ceilings and closed-off ground-floor layouts are showing every one of those twenty years. Renovating is almost always better value than moving.

We work across every sub-community: the 829 detached villas of Saheel on 3,000 to 5,000+ sq ft plots, the Spanish-style homes of Mirador and Palmera, the Portuguese terracotta and arched windows of Alvorada, the Arabesque detailing of Al Mahra, and the terraced townhouses of Al Reem. Each has its own standard layouts and its own limits — we know them before we quote, not after.

The paperwork is where most Ranches renovations stall. Every project needs an Emaar Home Modification NOC through the ECM portal before anything starts, and since 2026 the Design Review Committee reviews all structural and external works. We prepare the drawings, submit the NOC, obtain the worker security passes, and where a Dubai Municipality building permit is also required we submit that with the Emaar NOC attached — in the correct order, so nothing gets rejected on admin grounds.

            The questions Arabian Ranches owners ask us every week. Honest answers from a contractor who works inside the community.

            A phased renovation covering flooring, paint, ceilings and one or two bathrooms typically runs AED 25,000–60,000. A full renovation of a 3–5 bedroom Ranches villa — new kitchen, all bathrooms, flooring, ceilings, joinery and paint — usually lands between AED 60,000 and 80,000+. Larger Mirador, Al Mahra or Polo Homes villas with layout changes, premium materials and extensive joinery run higher. Emaar NOC and permit fees are separate and charged at cost. After a free site visit we issue a room-by-room bill of quantities with a fixed price including 5% VAT.

            Yes. Every renovation in an Emaar-managed community requires a Home Modification NOC from Emaar Community Management, submitted through the ECM portal before any work begins. Since 2026 the Design Review Committee reviews all structural and external modifications. We prepare the drawings and handle the submission for you. If a Dubai Municipality building permit is also needed, the Emaar NOC must be obtained first — submitting to DM without it causes immediate rejection.

            Renovation work in Arabian Ranches is permitted Saturday to Thursday, 8:00am to 5:00pm. No work is allowed on Fridays or UAE public holidays, and heavy or noisy works such as demolition and drilling may carry further restrictions set by community security. We plan the programme around these hours from day one rather than discovering them mid-project.

            External modifications are heavily restricted in Arabian Ranches. Facade colour, roof style and external materials cannot be changed without special approval, which is rarely granted, and any external materials must come from Emaar’s current approved list. Boundary walls, pools and garden structures may be permitted but need detailed drawings and Emaar review. We will tell you honestly what is achievable before you pay for a design that cannot be approved.

            Allow 2–4 weeks for the Emaar NOC and any Municipality permit, then 4–8 weeks for a phased renovation or 3–6 months for a full villa. Because we manufacture kitchens, wardrobes and vanities in our own Ajman factory, joinery production runs in parallel with site works rather than adding to the end of the programme.
