As a working guide, a partial or phased villa renovation (flooring, paint, ceilings and one or two bathrooms) starts from around AED 25,000–100,000. A full renovation of a typical 3–5 bedroom villa usually falls between AED 180,000 and 500,000, and high-specification luxury villas run above AED 500,000. Most projects land between AED 120 and 350 per square foot depending on materials and how much of the layout changes. After a free site visit we issue a room-by-room bill of quantities with a fixed price including 5% VAT.
A partial or single-floor renovation typically takes 4–8 weeks. A full villa renovation usually runs 3–6 months depending on size, layout changes and approvals. We give you a written programme with milestone dates before work starts, and you can phase the villa room by room if you prefer to stay in the property.
It depends on the scope and the community. Internal finishes usually need only community approval, while layout changes, structural works, extensions or external alterations require drawings and permits from Dubai Municipality and your master developer — Emaar, Nakheel, Damac and others each have their own process. We prepare the drawings and handle the submissions for you.
Often yes, if the work is phased. We seal off the active zone, protect floors and circulation routes, keep at least one bathroom and a temporary kitchen running, and clean the site daily. For full renovations with structural or MEP works, moving out for the heavy phase is usually faster and cheaper overall — we will tell you honestly which applies to your villa.
Yes. We produce layouts and 3D visuals so you can see the finished villa before committing, then the same team builds it. Because our joinery factory in Ajman manufactures the kitchen, wardrobes and vanities in-house, what you approve in the 3D is what gets installed — not a cheaper substitute sourced later.
